Our US team continuously screens the Kansas City and Midwest market against strict criteria. We acquire the property ourselves first.

We get it rent-ready

Work is done where it matters — roof, systems, kitchen, finishes — so the home is rentable and low-maintenance. Scope depends on the property.

Tenant is placed

A vetted local property manager takes over the property. The property manager places a qualified tenant and handles all further tenant-related matters (rent collection, maintenance requests, inspections).

You take ownership

The property is sold to you and title is transferred. The purchase is handled and protected by a title agency. The transaction is documented step by step and explained clearly.

Rent is paid out

Once the sale has closed, rent collected by the property manager is paid out to you. You receive transparent reporting.

Do I have to travel to the US to buy the property?
No. The purchase can be completed remotely. You do not need to come to the United States. After the sale, a local property manager is on site. Most owners never travel to the US.
How much do the properties cost?
We work with single-family homes, duplexes and larger residential buildings such as 4-plexes. The most affordable units — typically single-family homes — start from around USD 160,000. The exact price depends strongly on location, size and condition.
What additional costs should I expect?
In addition to the purchase price, buyers should plan for closing costs as well as costs such as forming a US LLC (if used), property tax, insurance and a local property manager. Exact amounts vary by property and provider.
Could I use the property myself?
The properties are typically rented long-term by a local property manager. They are not intended as a holiday home. Personal use would have to be reviewed separately in each case.
Can I speak to someone in German?
Yes. We speak German. We can also introduce you to suitable German-speaking US attorneys and tax advisors. They provide their own independent advice.
What are the risks?
Real estate involves risks. These can include vacancy, maintenance and repair costs, currency movements between USD and EUR, tax rules in the US and in the owner’s home country, and limited liquidity if you want to sell. Outcomes vary by property. This website does not promise returns.
Can the property be financed?
Purchases are typically completed with the buyer’s own funds. Financing from a US bank is generally not available at the outset, especially for buyers without an existing US credit history. Some buyers free up capital by borrowing against a property they already own. Over time, a US credit history may be established; whether a US lender then offers financing depends on the individual buyer and the bank. We do not arrange loans, and this is not credit or investment advice.
